Golden Visa through property, end to end.

The 10-year Golden Visa through property is one of the simplest long-term residency routes in the UAE. The threshold is the headline; the delays come from documents, timing and sequencing.

The short answer

A Dubai property valued at AED 2 million or more can qualify you for the UAE’s 10-year, renewable Golden Visa, with no minimum stay and family sponsorship. The title deed or registered contract must be in your name before you apply. Mortgaged and off-plan property can qualify; confirm current criteria before buying.

What property qualifies for the Golden Visa?

  • Property value of AED 2 million or more, in your name, in Dubai’s freehold areas. The value can come from one or more properties.
  • Mortgaged property: under the change reported in early 2026, mortgaged property can qualify on its value with a bank NOC. Confirm the current rule before you rely on it.
  • Off-plan property can qualify with DLD-registered contracts and the developer documents the authorities require.
  • Residential use, with the title deed or registered contract in the applicant’s name.

“…the payments made by off-plan purchasers, or by the financers of the project are deposited in an account…”

Criteria change. Confirm the current requirements with the DLD, GDRFA or ICP before you buy for residency. The detail is in the Golden Visa guide.

Should you choose the two-year or ten-year visa?

Demand for long-term residency follows population growth: Dubai reached 4.58 million residents at the end of 2025, up 7.5% in a year, per the Dubai Data and Statistics Establishment.

  • Two-year property investor visa: a lower property threshold (commonly cited at AED 750,000), renewable. Often a bridge while building a larger holding.
  • Ten-year Golden Visa: AED 2 million in property, no employer sponsor, no minimum stay requirement, and broader family sponsorship.

Why do Golden Visa applications get delayed?

Volume is part of the reason: Dubai recorded more than 270,000 real estate transactions in 2025, according to the Dubai Media Office, so transfers and appointments need planning. Most delays, though, come from the sequence below.

  • Title deed timing. Applying before the property is registered in your name is the most common cause of delay.
  • Documents from abroad. Some steps, such as attested certificates for family members, take weeks to arrange from your home country. Start early and in parallel.
  • Source of funds. Banks and authorities may ask where the money came from. Keep sale agreements, statements and transfer records ready.
  • Medical and Emirates ID. Done in the UAE after entry, and quick once booked.

How the engagement runs

  1. Discovery and timeline: a 30-minute call on family, timing, capital and whether the property is a home or an investment.
  2. Property selection: a home is chosen for schools, commute and lifestyle as well as value; an investment on yield and liquidity.
  3. Document coordination: a checklist and sequence, so nothing waits on something else. Licensed PRO partners file the applications.
  4. Settling in: school shortlists, banking introductions, healthcare and household setup.

FAQ

Frequently asked questions

How does the AED 2 million Golden Visa work?

You need residential property in Dubai valued at AED 2 million or more in your name. The visa is valid for 10 years and renewable, with no minimum stay in the UAE. Confirm current criteria, including the rules on mortgaged and off-plan property, before applying.

How long does the process take?

Once the property is registered in your name and documents are ready, applications are often processed within weeks. The usual delays are title transfer timing and documents from abroad.

Can my family come with me?

Golden Visa holders can sponsor a spouse and children, and in many cases parents. Check the current sponsorship rules for your family situation.

Can I rent out the property?

Yes. Letting the property doesn’t affect the visa, provided you keep owning it at the qualifying value.

Do I have to live in the UAE?

No minimum stay applies to the Golden Visa, unlike standard residence visas. Keep the property and renew on time.
